In the second of our Day In The Life Of series, we meet JRD Group’s most recent hire: Business Development Manager, Benedict Texeira.

Benedict brings over 10 years of real estate expertise and has been enabling brokerages to conduct their business effectively through various operations and management roles. He joins JRD Group at an exciting time as PropSpace – JRD Group’s pioneering real estate software – recently rolled out a ground-breaking brand new product for Property Developers the likes of which has not existed previously in the MENA region.

As we start Q2 2018, we sit down with Benedict to learn more about his experience joining JRD Group.

How has the experience at JRD Group been so far?

Wonderful. The work culture is extremely open, collaborative and innovative. Teams are always working together to build the next big thing, and that keeps the place buzzing. Whether we’re planning projects or playing pool in the recreation lounge, we all have a great time.

What brought you to the Group?

Simply put, money is made in real estate when a buyer buys a property. Today, technology can help the buyer make smarter acquisitions and improve returns. There is a lot of innovation happening in real estate and JRD Group has been at the forefront of transforming the real estate technology landscape. The desire to be a part of this wave is one of the primary reasons for my decision to work here.

What makes technology so important to real estate?

Real estate business isn’t just about getting new leads. Success is more about service, and new innovations will only make responsiveness all the more important. You need powerful lead generation and automation combined with a fully empowered solution. We understand there has been a serious gap in real estate website, lead and CRM solutions that can provide the breadth of functionality that you, your agents and teams need; and do it within a modern, scalable platform. What we aim to do is take the most powerful toolsets, combine them with value-added services and top it off with dedicated support, account managers – and you have a recipe for record-breaking adoption.

How is the technology developed by JRD Group contributing to this vision?

We enable agents to track customer conversations and develop analytical tools that can be employed to help you leverage data more effectively — reducing those hours of analysis time to only a few minutes in some instances. Other tools can help you dynamically visualize the results of your analysis and achieve insights more quickly. Because of the built-in behavioral marketing automation, our system doesn’t just manage leads, it develops relationships. By being able to integrate and capture leads from multiple channels or sources in a single dashboard, you maximize your lead generation and management capability and significantly improve your ability to evaluate each opportunity and speed of responding to each lead.

What do you think of the growing trend of Property Management in the UAE?

The Property Management sector is seeing very fast growth. We have an outstanding solution launched last year to meet the market trend. We have had amazing feedback on the features and the ease of use. This has already helped us win clients who were using other systems previously. We also have many firms with large portfolios moving from Excel sheets to a fully automated system for the first time. We are committed to further improving the industry, for example having a system that gives their owners and tenants a login to interact with the Property Manager is a big plus for us and customer service in general.

In terms of trends, the Property Management market has very established large players who are expanding their portfolios. Furthermore, we see more new companies entering this sector. In particular Real Estate Brokerage firms are diversifying their revenue by offering property management to their existing clients and seeking new clients. This is backed by demand from owners who want a completely hassle free rental income and want to ensure their properties are maintained to a high standard without being involved. We expect this sector to continue to grow for the next few years.

Off-plan sales has dominated the market recently. What impact has this had on the market?

The majority of sales have been off-plan recently to an extent that we have not seen since 2008. This has meant secondary home sales have been sluggish and this has affected some brokerage firms. The market has had to adapt to focus on selling more off-plan units. In terms of our products we are fielding interest from some of the biggest developers in the market to use our PropSpace Developer Sales software. Developers are becoming more hands-on with sales and are looking for specialised solutions. That is where we offer a compelling product that has been received fantastically by the market.

You seem to be working across many products. Does this pose a challenge?

I would say it’s a challenge for sure but a really nice one. On a typical day I could meet the CEO of a large developer and my next meeting could be with an accounting team at a Property Management company. I am pushed to keep growing at a fast pace and this excites me more than anything else.
